CBW offers a personal service that starts with helpful guidance and advice from our experienced sales team. We advertise online, via zoopla and our social media platforms, in our office window and by placing ‘For Sale’ boards outside your property. We offer free market appraisals and there are no fees until a sale has been completed. Our commission is 1% plus vat.

We keep in regular contact with our clients to ensure that we are providing excellent service and keeping you up to date with any news we may have.

Valuation

The first step to selling your home is to book in a market appraisal, this is where you will find out how much we think we could sell your property for. We provide a free, no obligation valuation. 

Preparing your property for the sales market

To make your property stand out from the rest, you should present your property in a way that will attracts potential purchasers to want to view it, add things that bring ‘kerb appeal’ and make people say ‘wow’. This could be anything from giving your home a lick of paint, adding some plants or home furnishings or making your garden more welcoming. By doing this it can greatly improve your chance of receiving a decent offer. 

Choosing the right agent for you

When choosing an estate agent, you should always consider who you think can offer you the best service throughout, can get you the best deal and has time to actually talk to you.

Solicitors 

We are able to provide you with solicitors that are trustworthy and who can get the sale through in a good time and with no hassle. We would also suggest asking family, friends and neighbours who they have used to see who they would recommend. 

Advertising the property

This will include professional high-quality photographs, taking measurements, carrying out a drone video and 3D/360′ Matterport Virtual Tour, preparing sales particulars and lastly advertising the property. We will also need to get an Energy Performance Certificate (EPC) done on the property, should there not already been an in date one, these are valid for 10 years. 

Preparing for possible viewings

As soon as your property is advertised, you will need to be prepared for viewings. We suggest keeping on top of cleanliness and clutter as this can be off putting for potential purchasers. Opening windows can keep a property smelling fresh and show interested parties that the property is being ventilated.

Receiving offers

Once a property starts receiving offers this is always a good sign. You do not always have to choose who has made the highest offer; it could be who is more proceedable, or on some properties we may enter a bidding war. 

Saying yes to the offer

Once the client has accepted an offer, we will then contact your solicitor to advise them of what has been agreed. This will get the ball rolling. 

Exchange & Completion

This is all down to the solicitors. Once exchange has happened, a legally binding contract is in place, now you can be confident the sale of your property is more than likely going to go through. A completion date will now have been set and this is when ownership will be changed. Once completion has happened you must have left the property by this date, ready for the new owners to arrive on the same date (usually later in the day). Completion will happen the contracts have been executed and all money has been collected.

Completion has happened and the sale has finalised. Time for new beginnings and to celebrate.

Let’s arrange your viewings 

Now this is the exciting part, viewing all these houses and finding the ‘one’ for you. The staff at CBW will accompany all viewings so if you have any questions, ask away! We would always advise early viewings when a new property gets listed to avoid missing out.

Instructing your solicitor

When choosing a solicitor, it is a good idea to find the right one that meets your needs. They will need to specialise in conveyancing. We are happy to recommend solicitors that are trusted and keep the whole process stress-free and let us deal with the process.

Offer time

Now this is the Nev racking time. You’ve found your dream house and you don’t want to lose it. We would always recommend acting fast once you’ve made your decision on a property to avoid disappointment. We are here to negotiate to get the best deal for all parties. 

Offer agreed

Finally, a deal has been made! We will issue all parties with a memorandum of sale which will include the agreed sale price and solicitors’ details. We would also advise organising a home buyers report or a budling survey to determine whether any future issues may arise.

Mortgage offer 

A mortgage valuation will then be carried out by the mortgage company. Once they have completed all their checks, they will finalise their mortgage offer. 

Exchange, we are nearly there

Exchange happens when both parties involved are happy and wish to continue. If any issues have been raised, they should all be resolved before exchange takes place. 

Completion has happened, you are a home owner! 

Firstly congratulations, once solicitors have advised the money and legal completion has taken place, you are welcome to come and collect your keys.

Top Selling Tips

When it comes to selling your property, we would always recommend asking us for advice as our sales teams have many years of selling properties behind them.

Here are a few tips we would suggest:

  • We want to add ‘Kerb appeal’ to the property so it attracts the right interested parties, this is very important
  • Make your home presentable to potential buyers
  •  If redecorating the property, it is a good idea to keep the painting to neutral tones
  • If you have pets make sure you have windows open and the property has been aired prior to a viewing happening as in some cases the smell of pets can be off putting for some
  • Have an idea of what fixture and fittings you plan on leaving in the property so potential purchasers have an idea
  • Listening to honest feedback is vital when advertising your property
  • Sometimes things go wrong which is out of our control, there may be a delay with the sale or legal issues but we can assure you we will try our hardest to make the sale go through smoothly

How do I organise a viewing?

Once you have found a property with ourselves, pop us an email or give us a call on 01970 606060 where one of us will arrange a suitable time between you and the vendor. 

When will I know if my offer has been accepted?

Once you have viewed the property you will usually have an idea of how much you are willing to pay for the property. We advise making your offer as soon as you have decided to avoid missing out. You will usually know within 24 hours after viewing the property, whether your offer has been accepted or declined.

How can I find out how much my home is worth?

CBW Property Management offers free valuations, therefore we are happy to help and advice where possible property related. How do I organise a survey?
